Why GoSimpleTax for Airbnb hosts?

Each year, hundreds of thousands of UK Airbnb hosts need to complete and file a Self Assessment tax return and SA105 supplementary page to report their taxable UK Airbnb income. It’s a faff that many could do without.

It’s a boring task and if you lack knowledge and experience, not only can it take a long time, but you can also make mistakes that can later prove costly. You also risk failing to claim all of your Airbnb tax expenses and allowances, so you end up paying more tax than necessary.

  • Not only does GoSimpleTax make mistakes less likely, but it can also ensure that you claim all of your tax allowances and Airbnb expenses, so you pay less tax.
  • GoSimpleTax also calculates your tax bill automatically, so you’ll know how much you owe much sooner. This can enable you to better budget for paying your tax bill.
  • Award-winning software GoSimpleTax is remarkably easy to use, but our customer support team will also be on hand to help you with any queries.

Allowable expenses for Airbnb hosts

Being a Airbnb host is costly. There are so many things to buy and expenses to cover, while repairs and maintenance work can really bump up your outgoings. Thankfully, HMRC allows you to claim many costs as “allowable expenses”, which helps to minimise your Income Tax bill. Airbnb host allowable expenses can include:

  • Council Tax
  • rent or mortgage interest
  • ground rent and service charges
  • utilities (ie gas, electricity, water)
  • TV, broadband
  • repairs (eg fixing broken windows, doors, roof tiles, etc)
  • bin collection
  • cleaning and laundry
  • gardening
  • legal and accountancy relating to letting the property
  • Airbnb service fee

Replacement Domestic Items relief

Replacing furnishings or equipment cannot be claimed as an allowable expense. However, you may be able to claim Replacement Domestic Items relief after replacing a sofa, bed, carpets, curtains, white goods, crockery, cutlery, etc. You can only claim for the amount you would have needed to spend to replace an item like-for-like.

Need to know! If you’re renting out a single room or rooms in your main residence, you may qualify for the Rent-a-Room Scheme, which means the first £7,500 of income is tax-free. This is halved if you share the income with your spouse, partner or someone else. However, if you claim join the Rent-A-Room Scheme, you cannot claim allowable expenses, so you’ll need to work out the most tax-efficient option.
